hopefully the structural engineer will make his appointment tomorrow without any additional "confirmation" required... I'm not looking forward to waiting another week or two for the 3rd revision of his "recommendations" since that's all we need from a permitting perspective to move forward

the architect, Martin, was able to head down to the building department for a once over and it looks like it's going to be smooth sailing...

the demo is progressing pretty well (although I'm not thrilled at all the findings) check out pics below...
